Hakalau Sunrise Estates

Six agricultural parcels on 29.5 acres consolidated and resubdivided into eleven lots at about 1,000 feet on the Hāmākua Coast.

Survey through final Hawaii County subdivision approval, PL-SUB-2025-000362, June 2026. New private road, county water to every lot, gate, drainage, CC&Rs drafted with counsel, and the Hakalau Sunrise Estates Association formed.

Phase 1 is five lots on the market from $350,000, first closing October 2026. Phase 2 is five back lots waiting on a state right-of-way purchase, targeted for 2027.

Ag-Eco Properties

About 400 acres of pasture, forest, and waterfalls above the Hāmākua Coast, held for over a decade.

Phase 1 subdivision complete. A parcel consolidation and resubdivision is in progress to shift lot lines onto one side of the right-of-way with no added density, alongside a 65-year access easement and NRCS-funded fencing, roads, and water.

Master plan: a working farm, rental cabins, a waterfall venue, and a limited number of lot sales over five years. This is the long project. It is not in a hurry.

Aloha Pacific Subdivision

A 150-acre agricultural subdivision above Honomu. Six lots sold.

Sold in a slow market, before the road was in. The lesson from that project runs through everything we do now: buyers will pay for a plan they can see, and the road matters more than the brochure.

Akaka Falls Retreat

A plantation-era house rebuilt for fourteen guests, five minutes from Akaka Falls.

Full renovation: six bedrooms, wraparound deck, outdoor kitchen, and hot tub cabana. Sold after the rebuild and still managed by us as a permitted vacation rental, which means we live with every decision we made during construction.

A top-floor condo above the Kona Country Club taken down to the studs and rebuilt.

Three bedrooms, three baths, new kitchen, baths, floors, and air conditioning, with the association, permits, and county vacation rental registration handled alongside the construction. Now one of the six homes under management at NOHO.

Working farms

Cattle, orchard, pasture, and a farm stay with animals that expect to be fed.

A fully fenced and cross-fenced cattle operation under rotational grazing, apple bananas, Cuban mahogany, and the equipment, barns, and water systems that keep it running. Funded in part through NRCS EQIP and FSA disaster programs we applied for ourselves.

The farm side pays for itself and keeps the land in agricultural use, which is what makes everything else on this page possible.

Land planning and feasibility

What a parcel can actually become, before you buy it. Zoning and what the county will really permit, subdivision potential, water and power, road access in the rain, lava zone, and how long Planning takes on a file like yours. We give you the number and the timeline, not a brochure.

Entitlement and subdivision

Surveyor, civil engineer, Planning Department, DLNR right-of-way, utility easements, CC&Rs, and the association. We have run a subdivision from application to final approval on our own land and know where each one stalls.

Development and construction management

Roads, water lines, power, gates, drainage, and lot sales on the land side. Full renovations on the building side, from a Kona condo taken to the studs to a plantation house rebuilt as a fourteen-guest retreat. Contractors we have paid before, sequenced so cash out matches money coming in.

Permitting

Subdivision and consolidation applications, farm dwelling approvals, short-term vacation rental registrations, grading and building permits, SMA and archaeological review. We know which desk each one sits on and what it needs to move.

Vacation rental management

Permitted short-term rentals on Hawaiʻi Island run end to end under NOHO: listing and channel management, dynamic pricing, cleaning and turnover, guest communication, tax reporting, and the capital projects between guests.

Agricultural operations and financing

Cattle, orchard, and pasture across the Hāmākua Coast, with the NRCS and FSA programs that pay for fencing, roads, and water. Vacant ag land is hard to finance and most buyers learn that in escrow; we work with agricultural lenders writing 30-year fixed loans on ag-zoned property.

Affordable housing

State and county funding structures for rental housing on Hawaiʻi Island: HHFDC programs, DURF and RHRF, low-income housing tax credits, and 201H. We are working through the process on a project of our own now.
